  1. Other Farm land projects are usually located in a very remote locations and where property appreciation would be far less compare to our projects .
  2. Our projects are strategically located in industry corridors or near by upcoming sub urban areas where land appreciation would be more compare to other Farm land projects .
  3. Our projects are ready for registration where we have team of professionals who have been engaged in suitable land acquisition and dedicated farmers who have experienced in growing Sandalwood .

  5. All our projects are Gated community with all basic amenities like water ,Road , electricity facilities for each plots along with a contemporary club house where in all our owners of the respective project can use for the Lifetime.
  6. We start selling the project post completion developments like fencing , CCTV, Road , water and Electric facilities , and Planation and more over all the projects are ready for registration .

Maintenance Charges is must and essential to upkeep the Club maintenance , to irrigate , to fertilise and for Labour salaries and for Safety and Security measures .

  1. Other Farm land projects are not charging maintenance fees .

Other farm land projects are keen only in selling once sold they lose interest in the project they get no revenue and they are not interested to maintenance without maintenance charges ..

 it is very impossible to maintain for the period of 15 years hence we charge compulsory maintenance.

  1. Dedicated 3 to 4 families would be stationed  in every  project and labour quarters would be provided by the company along with basic necessities  for the Farmers .would be taken care of out of maintenance charges
  2. 6 Gun mans would be deployed in the night we can pay salaries to gun mans out of our maintenance
  3. Trained Country Dogs would be  deployed
  4. Microchips would be inserted in each tree
  5. Watching tower would be built
  6. Solar fencing would be done for the entire project
  7. Individually metal fencing would be done for all the matured sandalwood trees and many more security measures would be taken care off .

Agriculture income is tax free in India hence it non taxable income .

Expected income would be  around 60-70 lakhs after harvesting of sandal wood .

Company would take completely the  responsibility of safe guarding the Sandalwood trees if any one smuggles  then company would compensate the same form its royalty share of 20% .

Yes we have very good under ground water resource due to upper Badhra project and Hemavathi project.

 Yes you can avail Loan form our company for the period of 24 months that too interest free.

If a customer wish to renew his lease period he can renew or he can sell or construct the house after the harvesting of the trees.

Any nature calamities like earthquake , wind Storm, fire accidents etc are risk in nature.

After the completion of 8th year of plantation 25000 for security measures .

You cannot Cancel the MOU till harvesting of Sandalwood.

Yes ,You can sell  the plot when ever you want but BUYER should adhere to the  Same and Terms and condition of MOU agreement.

Usually its 12 years sandalwood tree matures but company advice and Harvest only after 15 or 16 years after complete maturity if the trees .

Yes Customers can use Club house and Guest house freely subject to availability .

Yes we expect more returns then the company projection

Last 10 years Sandalwood prices have been increasing steadly.

Yes you can visit when ever you wish and  you can use  club house.

Yes you can convert after the harvesting of sandalwood.

Company would take the royalty of 20%income form sandal wood  and plot owner would get 80% returns from sandalwood income …

Government of Karnataka stopped 11E sketch for 1, 2, 3 & 4 Ghunta’s from December 2021. Hence we cannot apply fresh 11E from December 2021. However our Gandadhagudi 5th and 6th phase project already had been obtained individual khata’s for 1, 2, 3, & 4 Ghunta’s. In future we have to deal with 5 Ghunta’s and above.
